We're thrilled to showcase the exterior transformation of this home in Washington, DC — two new additions designed for comfort and accessibility!
Below is a brief overview of the work involved. Our team handled every aspect with precision:
🔹 Making architectural drawings, structural and civil engineering, and obtaining building, plumbing, electrical, and wheelchair-lift permits.
🔹 Scheduling and meeting with inspectors.
🔹 Assisting with design choices, measuring, ordering, and delivering exterior finishing materials, including roof shingles, siding, railings, guardrails, the wheelchair lift, windows, exterior doors, hardware, trim, pavers, and brick.
🔹 Securing a Washington, DC zoning variance so the new master bedroom wall could align with the new office.
🔹 Completing a feasibility study and working with the bank to help the owner obtain a construction/renovation loan.
🔹 Demolishing and disposing of the back deck and its underlying concrete and brick.
🔹 Building Addition #1 — a one-story master bedroom on the northwest corner of the house.
🔹 Building Addition #2 — a one-story mudroom and wheelchair-access addition on the southwest corner.
🔹 Digging and installing concrete footings and cinderblock foundation walls along both additions, with exterior gravel drainage and parged walls.
🔹 Building a new concrete basement stairway with a cinderblock retaining wall and footing.
🔹 Pouring a new concrete parking area (with gravel and rebar base) beside the mudroom addition.
🔹 Laying a concrete paver patio on sand between the additions and the new stairway.
🔹 Framing both additions — floor joists, wall studs, roof rafters, and ceiling joists — and tying them into the existing roof.
🔹 Building a wood landing and steps with railings from the mudroom, on new footings.
🔹 Installing sheathing, floor plywood, roofing tar paper, and shingles.
🔹 Installing a weatherproofing barrier and vinyl siding, weatherproofing the connection between siding and existing bricks.
🔹 Installing fascia boards, gutters, and downspouts.
🔹 Installing new windows and an exterior door with exterior trim, weatherproofed throughout.
🔹 Removing an old window and infilling the opening with new bricks matched to the existing house.
🔹 Installing the wheelchair lift with safety guard rails at the mudroom landing, plus exterior lighting at the entry.
🔹 Periodically removing debris and thoroughly cleaning the job site.
